Plans change—we get it. The guidelines below explain how refunds work based on your stay type and how close you are to arrival, including the standard administrative fee.

Daily & Weekly Reservations
- 48+ Hours Before Arrival: Full refund of deposit minus a $25 administrative fee.
- Within 48 Hours: Deposit is forfeited.
Monthly Reservations
- 30+ Days Before Arrival: Full refund of deposit minus a $25 administrative fee.
- 14 to 29 Days Before Arrival: 50% of deposit refunded.
- Within 14 Days: Deposit is forfeited.

Holiday Stays
- 7+ Days Before Arrival: Full refund of deposit minus a $25 administrative fee.
- Less Than 7 Days Before Arrival: Deposit is forfeited.
This policy applies to the reservation deposit. Some booking platform fees may be governed by the booking engine’s terms.

Administrative Fee
All canceled reservations are subject to a $25 administrative fee (applied as described above).
RV Site Cancellations
Daily & Weekly Reservations:
Cancel 48 hours or more before arrival: Full refund of your deposit, minus a $25 administrative fee.
Cancel within 48 hours of arrival: Deposit is forfeited.
Monthly Reservations:
Cancel 30+ days before arrival: Full refund of your deposit, minus a $25 administrative fee.
Cancel 14–29 days before arrival: 50% refund of your deposit.
Cancel within 14 days of arrival: Deposit is forfeited.
Vacation Rental & Cottage Cancellations
Holiday Stays (Starting July 4th):
Cancel 7 days or more before arrival: Full refund of your deposit, minus a $25 administrative fee.
Cancel less than 7 days before arrival: Deposit is forfeited.
Standard Stays:
Contact our reservations team or review your booking summary for standard non-holiday cancellation terms.
Monthly Reservation Cancellations
- Cancel 30 days or more before arrival: deposit refunded, minus the $25 administrative fee.
- Cancel less than 30 days but more than 14 days before arrival: 50% of the deposit refunded.
- Cancel less than 14 days before arrival: deposit forfeited.
Rally & Group Reservations
Rally cancellations are managed through your rally coordinator. Your specific cancellation terms will be outlined in the rally reservation agreement.
How to Cancel or Modify a Reservation
- Use your booking confirmation email to access your reservation.
- Follow the cancellation or modification prompts provided by the booking engine.
- If you need help, contact Guest Services as soon as possible—earlier notice gives you the best chance at a refund under the policy.
If you booked through a third-party channel, you may need to cancel through that channel’s system and terms.

Is there a cancellation fee?
Yes. All canceled reservations are subject to a $25 administrative fee, provided they meet our cancellation windows:
RV Sites (Daily/Weekly): Cancel 48+ hours prior to arrival.
RV Sites (Monthly): Cancel 30+ days prior to arrival.
Cottages (Major Holidays): Cancel 7+ days prior to arrival.

Can I cancel a nightly stay two days before arrival?
Yes. Daily and weekly reservations canceled 48+ hours before arrival receive a refund of the deposit minus the $25 administrative fee.
What if I cancel within 48 hours?
For daily and weekly reservations canceled within 48 hours of arrival, the deposit is forfeited.
What is the monthly cancellation window?
Monthly reservations can be canceled up to 30 days prior for a deposit refund minus the $25 fee. Between 30 and 14 days, 50% of the deposit is refunded; within 14 days, the deposit is forfeited.
