Terms & Conditions
Savannah Lakes RV Resort (the “Resort”) has adopted the following Rules and Regulations to protect the rights and property of all parties and to ensure fairness to all Guests.
All occupants, guests, and visitors must comply with these Rules and Regulations.

RV Site Check-in time is 2 pm.
Tiny Home Rental Check-in time is 4 pm
A government issued photo ID is required at check in
If early check-in is available, there is an additional $25 fee
Check-out time is 11 am. If a late check-out is available, there is an additional $25 fee
Any check out after 1 pm will be charged the nightly rate
Reservations- A reservation can be booked for up to 6 months. If a guest would like to extend the stay, an additional reservation will need to be made by the guest in a new site.
Rates: Rates are guaranteed at the time of confirming a reservation. Any modifications to an existing reservation are subject to the new rates and conditions at that time.
Method of Payment: A method of payment is required to be on file for all reservations. For monthly reservations, the credit card on file will be charged the full amount on the due date. Payments will be set as automatic payments (auto-pay). Any exceptions to autopay must be approved in advance by management. To change the method of payment, please contact Guest Services a minimum of 2 days prior to the due date.
Savannah Lakes RV Resort operates as a cashless property, therefore, cash transactions are not accepted for any services or purchases within our premises. Payment must be made through electronic means such as credit/debit cards or other approved digital payment methods.
Monthly Reservations: Payment is due on the 1st day of the billing cycle. The resort allows a 2-day grace period. On the 3rd day, the ejection process will begin.
Cancellations: All cancellations are subject to a $25 cancellation fee. Please see our Cancellation Policies for full Cancellation Terms. If the guest is owed a refund and the original credit card on file is no longer active, the guest will receive a user credit to be used for a future reservation within the next 6 months.
User Credits: Any balance left on a guest’s account reflected as a “User Credit” will expire in 6 months. User credit must be applied toward a future stay at the Resort, Resort store purchase or Resort activity. “User credit” does not have a monetary value and cannot be redeemed for cash or be refunded to a credit card.
Site Occupancy: Only one (1) RV is permitted per site and up to two (2) passenger vehicles are permitted per site. There is a maximum occupancy limit of eight (8) persons per site. All vehicles must fit within the site and not encroach on common areas or the roads.
Speed limit/Vehicles: The speed limit in the Resort is 10 mph. Vehicle speed limits must be observed. All vehicles must fit within designated site parking area. If you are having trouble see Guest Services about additional parking options (may require an additional fee). All vehicles must have a parking pass visibly displayed. Anyone operating a motorized vehicle or golf cart must have a valid Driver’s License. Vehicles must be operated in a safe, courteous, and cautious manner at all times. Pedestrians, electric carts, and bicycles shall be granted the right-of-way. Guests must obey all posted traffic control signs (i.e. stop signs, no parking signs, speed limit signs, etc.). The Resort may prohibit any vehicle which, in the sole discretion of Resort management, emits excessive noise. Operating any vehicle in the Resort under the influence of drugs or alcohol is cause for immediate ejection from the Resort.
Quiet time: 10 pm to 8 am - All buildings including, Store, Clubhouse, and Pool Areas are closed during these hours. Loud parties, excessive volume of radios, televisions, or musical instruments, or any other excessive noise, will not be allowed at any time. Guests must not disturb the quiet enjoyment of the Resort by others.
Generators: Full electric hookups are provided by the Resort, therefore the long-term use of a generator is not permitted. If you need to run your generator for general upkeep, Guests can do so during non-quiet time hours for up to 45 minutes.
Private Business/Soliciting: The Resort, its name, and/or its address must not be used for the purpose of advertisements of any kind or for the sale of merchandise. No private business may be conducted in the Resort by anyone. No door-to-door solicitations of any kind are permitted. A solicitation by one Guest without prior invitation of another Guest is prohibited by this rule and cause for immediate ejection from the Resort. If you are solicited in the Resort, please contact management. Carport sales conducted by Guests are permitted only to dispose of personal property of Guests on a non-commercial basis, and only with prior written permission of the Resort manager.
Special Rules/Facilities: Special rules pertaining to the pool, clubhouse, laundry room, and other Resort equipment and facilities are posted at those locations. Those special rules constitute a part of these Rules and Regulations, and violation of them will be treated as a violation of these Rules and Regulations. Resort management has the right to eject without notice any person from any Resort facility who is unauthorized, creates a disturbance, causes a nuisance or damage, or in any way interferes with the operation of the Resort or its facilities.
Trespassing: Resort management has the right to prevent access to the Resort and to remove anyone other than approved Guests and Visitors who management deems objectionable. Objectionable persons include (but are not limited to) persons engaged or previously engaged in criminal activity in the Resort; persons who have previously materially violated Resort rules or have been disruptive in the Resort, and/or people who were previously evicted from the Resort for any reason. Resort management reserves the right to trespass from the Resort anyone who is not an approved guest, visitor or occupant.
Campfires/Fires/Fireworks: Fire Pits must be professionally designed for use for that purpose, must be raised off of the ground, and must have a screened cover. Firewood is available for purchase at the Store. See Guest Services for current information on fire restrictions. Any “no burn” days or other burning restrictions must be observed. Fireworks are prohibited. Lighting of any firework in the Resort is a material and irreparable breach and is cause for immediate termination of tenancy.
Firearms: Firearms may not be worn in the Resort or openly displayed except by sworn law enforcement personnel at any time except as provided below (restrictions not applicable to sworn law enforcement personnel). Violation of any of these firearms restrictions by any guest or visitor shall constitute a material and irreparable breach and shall be cause for immediate termination of tenancy. Guests and visitors:
A. May carry a firearm in personal vehicles and may store a firearm in a locked vehicle while in the Resort, as long as any such firearm is not visible from outside the vehicle.
B. May have a firearm that is kept secured within the RV or unit, but the RV or unit must be kept locked.
C. May carry a firearm between vehicles and the RV in a box, holster, or other device that does not display the firearm to others.
D. Except when transporting a firearm directly between a vehicle and the RV or other unit, may not carry a firearm in a public or common area of the Resort.
E. No firearms are permitted in the Guest Services Office at any time.
F. May not brandish or display a firearm in any common or public area of the Resort.
G. May not threaten other Guests, occupants, visitors, or staff with a firearm, whether the firearm is displayed or not.
H. May not unlawfully discharge a firearm anywhere in the Resort for any reason at all.
I. May not leave a firearm in an unlocked vehicle or RV at the Resort.
J. May not leave a firearm in a locked vehicle or RV if the firearm is visible from outside the vehicle or RV.
Pool, Spas and Splash Pad Area: Hours are 8am-10pm. The Resort reserves the right to close the pool area for maintenance, training, and/or other management purposes at any time and without notice. Additionally, Management reserves the right to close the pool area and/or store all pool furniture indoors as dictated by weather. Rules regarding use of the swimming pool area are posted in the pool area and must be observed. Glassware, food, and pets are not allowed in pool area. Service or assistive animals may enter the pool area but must be attended by their owner. All use of the pool area is at the user’s own risk. The Resort assumes no responsibility or liability for physical problems or personal injury connected with the use of the pool. It is strongly recommended that no person use the swimming pool unless accompanied by at least one other person. All persons must wear a swimsuit while in the water. Street clothes are not permitted in the pool and spas. Nudity is strictly prohibited at the pool area and in all of the Resort’s common areas.
Swimmers may not use any objects in the pool that may leave rust stains or damage the filter pumps if lost.
No running, horseplay, or unsafe activity of any kind is allowed in or around the pool.
Each person using the pool must respect the rights of others. Any person who is a substantial annoyance to others using the pool may be required to leave the pool area.
No person who does not know how to swim may use the pool unless accompanied by at least one person who knows how to swim and who is capable of assisting a non-swimmer in the event of an emergency. All persons using the pool are requested not to swim alone under any circumstances as no lifeguards are on duty at the pool area.
All persons regardless of age must be accompanied by someone over the age of 16, who can swim, while using the pool, spas and splash pad.
NO LIFEGUARD IS ON DUTY IN THE POOL AREA. SWIM AT YOUR OWN RISK.
Resort Management reserves the right to revoke permission to use the pool area for non-compliance with these pool rules.
Pets/Animals: A maximum of 3 pets per site are permitted and must be noted on your reservation.
Noisy or aggressive pets are not allowed in the Resort. Barking, growling, snarling, crying, howling, and such other noises that disturb others are cause for revoking permission to keep a pet. Aggressive or vicious behavior is cause for revoking permission to keep a pet.
When outside of the RV or other unit, pets must be on a six foot or less leash. A small temporary enclosure (not to exceed 4ft x 8ft x 48 inches high) on each site is allowed so long as the pet(s) is attended. Pets may not be left unattended on the site or anywhere in the Resort. Tethering a pet to common area or on RV site is not allowed. Pets are not allowed to enter any occupied or vacant sites.
Pet potty stations and waste receptacles are located throughout the Resort for your convenience. Pet waste must immediately be cleaned up and properly disposed of wherever it occurs in the Resort. If Guest violates this policy, it is within the rights of the Resort to terminate or deny renewal of your reservation.
Pets are not allowed in the Resort Clubhouse, Laundry or Bathhouse buildings.
Guests must have proof of their pet’s vaccinations available. Each Guest must comply with all applicable state, city, and county requirements with respect to licensing, vaccinations, and leash laws.
Feeding and/or watering of stray and/or wild animals, including but not limited to cats, is prohibited. Breeding of animals is prohibited.
Exceptions to these pet restrictions will be made pursuant to the Americans with Disabilities Act (“ADA”) and fair housing laws.
Dog Park: The enclosed dog park is open during daylight hours. All posted policies must be adhered to when using the dog park.
Site Occupancy: Only one (1) RV is permitted per site and up to two (2) passenger vehicles are permitted per site. Additional vehicles or ATV/OHV may be arranged through the Guest Services Office and may incur an additional fee. There is a maximum of occupancy limit of eight (8) persons per site. All vehicles must fit within the site and not encroach on common areas or the roads.
Site Changes: Resort assigns specific sites based on availability. If you prefer a specific site, a site lock fee can be placed on your reservation. Otherwise, you will be assigned an available site based on your site type selected on your reservation. If you wish to move sites, please check with Guest Services first. Due to reservations and maintenance, moving may not be possible.
RV Age: RV must be 15 years old or newer. Full restorations are allowed with prior approval. For reservations longer than 30 days, RV year, make, model and license plate must be noted on reservation. A copy of the current registration and insurance must be on file.
Trash: Place all garbage in designated dumpsters. The locations are indicated on the park map. All trash must be bagged and tied/sealed before being placed in the dumpster. All boxes must be broken down. Guests may not dispose of business or commercial trash in the Resort. Do not enter any garbage containers to remove any refuse. “Dumpster diving” is prohibited. Dumping large items such as furniture, appliances, large landscape trimmings, etc. shall not be placed in or beside Resort dumpsters but must instead be taken to an appropriate disposal site outside of the Resort.
Site Tidiness/Modifications: Your site must be kept in an orderly and tidy fashion at all times. The site, RV/other unit, and any improvements or items thereon must reflect a clean, attractive, and well-kept appearance at all times. Sleeping tents, clotheslines, vehicle washing, or vehicle or other repairs are not allowed. No personal property accumulation is permitted around the unit, on driveways, carports, patios, or porches without prior written approval of Resort management. Personal property includes but is not limited to, overstuffed or indoor-type furniture, appliances, ironing boards, brooms, mops, tools, toys, gardening equipment, debris, refuse, litter, firewood, or other such items that are unsightly. All concrete, asphalt, and other surfaces on the home site must be kept clean and maintained free of oil drippings, grease, and other debris, and kept in good repair and condition. Aluminum foil, cardboard, plywood, or similar materials are not permitted in the windows or doors of the home.
Trampolines, swimming pools, and/or spas are prohibited on individual sites.
All improvements, modifications, and/or alterations to the site require prior written approval of Resort management which approval may be denied for any reason. Any digging must have prior approval of Resort management. If approval is received, any work performed must be consistent with what was approved and in compliance with all applicable laws and codes.
Outdoor carpets and rugs or any other items that cover the ground are only permitted on the concrete patios. These items are not permitted to cover grass.
Storage: Storage is not allowed under or around your RV or picnic table.
Repairs: Repairs to RVs and vehicles are not permitted in our park. Guest Services is happy to recommend a local RV Repair service.
Sunshades, Windscreen, Privacy Screens, Awnings, and Pop Ups: Must have Resort Management written approval and conform to all ordinances. All anchors must be removed upon vacating the RV Site. Pop-up canopies or Clam Tent must be taken down when not in use and never used as storage. Other tents are not allowed. Roll-up aluminum wind screens or privacy enclosures are not to be used for storage of any items not otherwise permitted outside the RV. Awnings must be retracted if guest is off-property or away from the RV.
Flags and Flagpoles: Guests may only display one United States of America Flag and/or one State Flag. Flags shall not exceed thirty-six inches by sixty inches. No permanent flagpoles are permitted. All other signs, flags, banners and the like to be displayed on a site are prohibited.
Exterior Lighting: Any lights used on the exterior must be aimed only at portions of the RV Site. Decorations and/or lights are subject to Resort Management’s approval. Any outside lights on a rig must be turned off during quiet hours.
RV and Vehicle Washing: Personal washing of vehicles and RVs within the Resort is not permitted.
Electrical Use: You are responsible for understanding how many amps you are using in your RV. Amp usage over the provided outlet’s capacity can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
EV Charging: Pedestals are not individually metered. If you require a place to charge your electrical vehicle, please see Guest Services for an additional site reservation for charging electrical vehicles. Nightly site rate charges will apply.
Satellites/Solar Panels: Satellites and solar panels are permitted if attached to the vehicle. They cannot be left on the ground.
Lakefronts: Golf Carts and Motorized Vehicles are not allowed on the walking paths or lakefront areas. Parking is available at the Clubhouse. Drones may be flown by the lakefronts only, but not above any RV/Tiny Home sites or Resort buildings without Resort management approval. Swimming is not permitted in the lakes. Use caution when walking by or going near the lakefront. It is strongly suggested that anyone using the lakefront areas be accompanied by another person who is capable of assisting in the event of an emergency.
Wildlife: The Resort contains a number of manmade, natural, and environmentally sensitive areas that may serve as habitats for a variety of native plants and wildlife, including, but not limited to, wild boars, coyotes, alligators, insects, venomous and non-venomous snakes and other reptiles, and other animals, some of which may pose hazards to persons or pets coming in contact with them. Each occupant, guest, visitor and every person entering the Resort (i) acknowledges that such plants and wildlife are indigenous to the area and are not restrained or restricted in their movement within or through the Resort; and (ii) assumes all risk of personal injury arising from the presence of such plants and wildlife within the Resort.
Visitors: Visitors to your site must go to the Guest Services Office to check in and obtain a required parking pass. You may not exceed eight (8) people per site at any time. Visitors or guests are the responsibility of the Resort Guest inviting the guest or visitor, and each guest or visitor shall be subject to these Rules and Regulations. Guests and visitors using the Resort facilities must be accompanied by a registered Resort Guest. Guests and visitors are not permitted to bring pets into the Resort Clubhouse, Laundry or Bathhouse (exceptions are made pursuant to the ADA and fair housing laws as applicable).
Mail Service/Notices: The Resort does not offer limited mail service. Any mail delivery from the United States Postal Service will not be accepted and will be returned to sender.
Non-perishable packages can be delivered to the Resort via UPS, FedEx or Amazon.

Packages over 3’x3’x3’, heavier than 30lbs will be refused and returned to the sender.
The Resort will not notify guests that a package has arrived. It is up to the guest to check for deliveries. Anything left unclaimed after 30 days will be returned to the sender.
If a guest requires USPS service, the guest will need to obtain a PO Box at the Hardeeville Post Office.
Mail cannot be forwarded to the Resort as it is a business address and not residential. Notices from the Resort to guests will be served at the address the guest provides upon registration and/or by hand delivery. If a guest desires to use a different address for the delivery of notices, the guest must advise Resort Management in writing.
Sewer/Utilities: Ground disposal of grey or black water is prohibited. Connections must be tight with a collar or donut at the sewer outlet. No formaldehyde. Guests may not alter, connect, disconnect, or repair any Resort or utility company utility service. Guests are solely responsible for service connections and related problems between the outlet provided by the Resort or the utility and Guest’s unit/RV. If a Guest plans to do any digging on the site, the Guest must first obtain Resort management’s prior written approval so that the placement of utility lines or pipes can be blue staked. A sewer hose outlet elbow is required and a water pressure regulator is strongly recommended – both are available for purchase in the Resort Store.
General Conduct: Guests are responsible for their own conduct and for that of their guests, visitors, occupants, and invitees. Guests and their occupants, guests, visitors, and invitees must conduct themselves in a reasonable and respectful manner at all times in the Resort. Offensive or inappropriate conduct towards anyone, and/or harassment of anyone, including but not limited to other Guests, occupants, guests, visitors, invitees, or Resort management, employees, or staff, will not be tolerated and is grounds for termination of residency and immediate ejection from the Resort. Guests, their occupants, guests, visitors, and invitees may not yell, curse at, or behave inappropriately towards Resort management or staff. Guests and their occupants, guests, visitors, and invitees must not interfere with the management or operation of the Resort.
Children: Savannah Lakes RV Resort is a family friendly resort. However parents/guardians are responsible for minors. Children under 16 must be supervised by an adult at all times.
Modesty clause: The resort requires clothing to be worn in all public areas as well as group gathering areas (store, clubhouse, laundry rooms, pickleball courts, fire pits). See-through clothing or clothing that does not cover all private parts of the body should not be worn. Proper pool attire and swimming suits (no street wear) is required in the pool/spa area.
Smoking: Smoking of any substance is not permitted in and around the indoor Recreational Facilities, restrooms, showers houses, or pool, or within twenty (20) feet of all common areas. Vaping is not permitted in or around indoor Recreational Facilities, this includes the pool/spa area.
The Resort does not tolerate any marijuana, cannabis, illegal drug possession, use, and/or sale in the Resort and is cause for immediate removal from the Resort.
Renting, Subletting or Assignment: Guests shall not sublease, rent or assign Guest’s RV, the RV Site, any rights, or interest that a Guest may have under Guest’s registration and rental agreement with the Resort.
Rule violations, conduct that disrupts other guests, or behavior that does not promote a family-friendly atmosphere can be grounds for ejection from the Resort without refund. There are no refunds issued for early departures. Additionally, the Resort will not issue refunds for service disruptions, inclement weather, or other circumstance that are beyond personnel’s ability to control.
TINY HOME RENTAL POLICIES
Check-in: Vacation rental units (“Tiny Homes”) are inspected prior to your arrival. If there are any damages or maintenance issues that are not noted on the inspection report in the unit, you must notify Guest Services immediately. The renter agrees to pay for damages to the property, furniture, or inventory that were not pre-existing. Damages for which the renter will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.
Check-out: There is a Check-Out Checklist located in your Tiny Home. Please follow the Check-Out procedures. At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Resort Management may charge my credit card with an additional cleaning fee.
Lost Key(s): A $30 fee will apply to any lost or damaged keys or key tag.
Cleaning Services: We do not provide daily cleaning service for our Tiny Homes. We may be able to accommodate you with additional cleaning service for an additional fee. Please contact Guest Services at 928-567-7126 to inquire. All rental units are stocked with general cleaning supplies, and there is a coin laundry located on site for your convenience.
Pets: There are pet friendly units available for your convenience. Your pet must be listed on your reservation and requires an additional $75 fee.
No Smoking: Smoking is not permitted in the Tiny Homes. An additional $200 cleaning fee will be assessed if there is any indication of smoking in the unit, including smells.
Site Occupancy: One vehicle per Tiny Home. Additional vehicle or ATV/OHV may be arranged through the Guest Services Office and may require an additional fee. Occupancy is limited to the number listed in the reservation. Exceeding the Tiny Home occupancy will result in additional charges, or ejection without refund at the resort’s discretion.
The Premises are privately owned and CRR RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Resort Management reserves the right to require any person or party it deems necessary, to leave the Resort based on violations of Resort Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances.
Rule violations, conduct that disrupts other guests, or behavior that does not promote a family-friendly atmosphere can be grounds for removal from the Resort without refund. There are no refunds issued for early departures. Additionally, the resort will not issue refunds for service disruptions, inclement weather, or other circumstance that are beyond personnel’s ability to control.
On behalf of each person in my party, I grant CRR and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

RV Park & Campground Waiver of Liability
Gateway Oasis LLC dba Savannah Lakes RV Resort
I understand the rules and rental conditions upon which I am renting accommodations, equipment, and/or using the associated property for lodging and/or camping. The sole responsibility for my safety and the safety of the occupants of my recreational vehicle, guests and invitees lies with me. In agreeing to this, I acknowledge that outdoor activities/water activities/natural element exposure/wildlife can be dangerous and may result in injury/death. Alcohol and/or drugs do not mix safely with any outdoor activity.
In agreeing to this waiver of liability, I acknowledge that certain activities and natural elements within the Resort, including but not limited to outdoor activities, water activities, exposure to natural elements and interaction with wildlife can be dangerous and may result in injury or death. I hereby agree to assume legal responsibility for any bodily injury or death to myself and/or to anyone else caused by myself, any occupants of my recreational vehicle, my guests and/or invitees. I hereby agree to assume legal responsibility for any property damage caused by myself, any occupants of my recreational vehicle, my guests and invitees.
I will abide by the rules and accept the rental conditions:
I. The property/equipment I rent will be returned in the same condition in which it was rented and I will be responsible for all damage or loss that occurs during my rental period.
II. I agree to hold harmless and to indemnify Gateway Oasis LLC (dba Savannah Lakes RV Resort), Contemporary Resorts and Residences LLC (a/k/a CRR and CRR Hospitality LLC) as well its directors, officers, and staff for all legal claims, damages, expenses, injuries[LJD15] , death, and/or property damage to the undersigned, his/her property, and occupants of my recreational vehicle, my guests and invitees
III. I acknowledge receipt of the property in good order and condition and further agree that Gateway Oasis LLC and/or Contemporary Residences and Resorts LLC, its board of directors, officers, and staff are not liable for any and all damages including, but not limited to, any special, consequential, exemplary, punitive, incidental, liquidated or indirect damages when property/equipment is loaned or rented to me.
IV. I enter into agreement freely and at my own risk, acknowledging the risks inherent in outdoor activity and assume any and all responsibility for myself and the minor children in my care.
V. All parties agree to and will comply with Federal/State/County pollution laws as well as any other applicable laws and regulations.
